Ingersoll & Whitman Houses

 Tetra Tech is the prime contractor on this CM-build contract responsible for project oversight of the modernization of 61 elevators located in 27 six-story buildings. Responsibilities included the complete dismantling of existing elevators, elevator equipment, controls and all electrical systems, demolition of existing masonry elevator machine rooms, new structural steel, new masonry machine rooms, new roofing, and finish work.

  • Extensive design reviews were conducted for compliance with NYCHA standards and constructability, cost estimating, scheduling, document control, bid preparation, advertisement and award, verification of permits, supervision and inspection of construction, safety programs, reporting, and close-out.
  • Subcontractors performed the demolition of existing elevator structures and systems, the installation of new elevator cabs, doors and control systems including the addition of a new elevator stop on the sixth floor of each building, demolition of the existing 1-story rooftop machine room and the construction of a new 2-story rooftop machine room, and new upgraded elevator electrical power/control service.
  • Tetra Tech also conducted extensive coordination with the local management offices, the local resident organizations, and the resident representatives at each building as the buildings were in occupancy throughout the construction.
  • A significant effort in planning and coordination with the local residents was required due to the impact of the work on their daily activities.
  • The 61 traction elevators were in effect 61 distinct projects taking 20 weeks each requiring its own staging scheduling and site coordination.

 

Safety Highlight. The Site Health & Safety program effectively mitigated risks in this high-crime area, resulting in no personal injuries or on-site incidents.
